Listing in the current uncertain market can be rewarding for sellers because of strong remaining demand and a supply shortage.

With auction and listing numbers well down in the Knox council region, many vendors are being surprised by buyer interest as the market traditionally slows down in autumn and winter.

“Sellers who are bold enough to list in this market will get good prices because of the lack of supply,” Ray White Ferntree Gully agent Aaron Clarke said.

“There are 490 properties listed for sale throughout Knox now, when there would usually be about 850 properties.”

He said property owners waiting to list when the market turned would miss the opportunity for stronger prices.

At 3 Newman Rd, Wantirna South, the vendors who had hoped for a $1.5 million sale had four offers and a $1.55 million result instead.

“They were unsure about selling at auction and decided to have a private sale but it has sold in three weeks,” Ray White Bayswater agent Philip Chacko said.

89 Taldra Drive, Ferntree Gully

89 Taldra Drive, Ferntree Gully was a popular auction listing and attracted multiple bidders.


The vendors have lived in the four-bedroom house for more than six decades and are downsizing to a unit nearby.

The result is the suburb’s second highest price fetched in 2020, sale records show.

“Initially we thought it might sell for $1.4 million and were surprised by the interest, especially in this market,” Mr Chacko said.

“There are very few blocks left in the area for high-density development, with the block able to fit five or six townhouses.”

The 1750sq m property has a good location close to schools, shopping and amenities.

Two recent auction results also showed demand was still strong for properties, especially those priced attractively, local agents said.

4 Rona St, Ferntree Gully

4 Rona St will make way for a large new house.


A fire-damaged house at 4 Rona St, Ferntree Gully changed hands $166,000 above reserve. The 1109sq m property had attracted 12 groups with seven registering to bid.

The strong result was due to the vendor’s “reasonable” reserve price of $475,000 and strong competition, listing agent Aaron Clarke said.

The 1970s-built home previously sold in 2004 for $217,000, records show.

Also sold on May 30 in the same suburb was 89 Taldra Drive; it had five bidders and a $875,000 result, which was at the top end of the price guide.
